If you have reached this page, you may be wondering what it takes to become a licensed real estate appraiser in the state of Illinois. In Illinois, the first level of licensure for all appraisers is the Associate Appraiser license. This license is obtained by taking three pre- license courses and passing a state exam. No real estate appraisal experience is needed for this license. This license allows you to appraise homes, condominium units, planned unit development units and small apartment buildings (up to four units).
The first level Illinois real estate appraiser’s license is the Associate Real Estate appraiser. By law, the associate appraiser must have a certified appraiser co-sign all appraisal reports. The Certified Appraiser License can be obtained by taking additional classes, showing experience by filling out an appraisal log, college credit and taking another state test. The Certified Residential Appraisal license requires an associates college degree or better in any subject. The Certified General Appraisal license requires a bachelor’s degree or better in any subject. The Certified Residential license allows you to complete residential appraisals without another co-signing appraiser. The Certified General license allows you to appraise all types of real estate, including commercial property.
Once the aspiring appraiser takes and passes all three pre-license courses and passes the state exam, proof of passing the state exam is sent to the state and the state then issues the license.
Appraisal licenses in Illinois renew every two years on September 30th (odd years). To renew the license, the appraiser must renew on-line or by mail for a fee. Continuing education classes must also be taken by appraisers in order to renew the license.
